Rail and road upgrades reshape daily access
Residents in Taman Kajang Utama now walk five minutes to the Kajang MRT station, which connects directly to KL Sentral and the upcoming Bandar Malaysia interchange. The same stretch also feeds into the Sungai Chua commercial strip where the Kajang Municipal Council approved 12 new shop-office blocks last year.
Further east, the completed dual-carriageway section of the Cheras-Kajang Expressway links directly to the SILK highway, allowing drivers from Bandar Sungai Long to reach Putrajaya in 20 minutes without passing through central Cheras traffic lights.
Prices and buyer activity show steady gains
Terrace house prices in the Sungai Jelok section averaged RM685,000 in June 2026, up from RM595,000 at the end of 2024, while transaction volumes at the Kajang land office reached 1,240 deals in the first half of this year. Rental yields for two-storey link houses near the MRT station sit at 4.8 percent, according to listings tracked by local agency Propwall.
Buyers planning entry should review the latest Kajang Municipal Council development orders for the Taman Kajang Perdana extension and cross-check flood maps released by the Selangor Drainage and Irrigation Department before signing any sale and purchase agreement this quarter.
